From January to March, housing prices increased by <strong data-start=\"469\" data-end=\"477\">7.6%<\/strong> compared to the previous year. Although it slowed down from <strong data-start=\"531\" data-end=\"539\">9.8%<\/strong> in late 2024, the <strong data-start=\"588\" data-end=\"611\">increase in prices<\/strong> is still continuing. <strong data-start=\"613\" data-end=\"646\">National Capital Region (NCR)<\/strong> led the increase, where prices rose by <strong data-start=\"703\" data-end=\"712\">13.9%<\/strong>, while other regions saw only a <strong data-start=\"721\" data-end=\"729\" data-is-only-node=\"\">3.0%<\/strong> increase.<\/span><\/p><p data-start=\"768\" data-end=\"1094\" class=\" translation-block\"><span style=\"font-size: 14pt\">Among the different types of housing, both <strong data-start=\"832\" data-end=\"845\">apartments<\/strong> and <strong data-start=\"849\" data-end=\"871\">single-family homes<\/strong> saw increases in prices. Apartment prices rose by <strong data-start=\"933\" data-end=\"942\">10.6%<\/strong> compared to <strong data-start=\"954\" data-end=\"962\">4.5%<\/strong> increase for single-family homes. The housing types examined included <strong data-start=\"1033\" data-end=\"1046\">townhouses<\/strong>, <strong data-start=\"1048\" data-end=\"1058\">duplexes<\/strong>, apartments and single-family homes.<\/span><\/p><p data-start=\"1096\" data-end=\"1445\" class=\" translation-block\"><span style=\"font-size: 14pt\">Loans for apartment purchases also continued to increase, but the pace of growth has slowed. Loans increased by <strong data-start=\"1123\" data-end=\"1131\">2.6%<\/strong> compared to the previous year, down from <strong data-start=\"1220\" data-end=\"1228\">10.7%<\/strong> in the last quarter of 2024. The largest increase in loans was in <strong data-start=\"1365\" data-end=\"1372\">NCR<\/strong> with <strong data-start=\"1380\" data-end=\"1388\">3.6%<\/strong> and modest growth in other regions of just <strong data-start=\"1429\" data-end=\"1437\">0.8%<\/strong>.<\/span><\/p><p data-start=\"1447\" data-end=\"1606\" class=\" translation-block\"><span style=\"font-size: 14pt\">In Cebu and some provinces, <strong data-start=\"1497\" data-end=\"1517\">loan applications<\/strong> are still active, but the number has decreased around <strong data-start=\"1561\" data-end=\"1571\">Manila<\/strong> and some parts of <strong data-start=\"1591\" data-end=\"1603\">Mindanao<\/strong>.<\/span><\/p><p data-start=\"1608\" data-end=\"1848\" data-is-last-node=\"\" data-is-only-node=\"\" class=\" translation-block\"><span style=\"font-size: 14pt\">According to the BSP, <strong data-start=\"1653\" data-end=\"1676\">price changes<\/strong> and loan trends will be important factors in determining the real estate market situation.
