According to real estate experts, this poses a major challenge for apartment owners, but it is also a great opportunity for those looking to buy a home.<\/span><\/p><p class=\" translation-block\" data-start=\"710\" data-end=\"1016\"><span style=\"font-size: 14pt\">David Leechiu, CEO of Leechiu Property Consultants, said that most apartments currently available for rent or sale range in price from <strong data-start=\"868\" data-end=\"901\">\u20b13 million to \u20b120 million<\/strong>. As a result, the <strong data-start=\"926\" data-end=\"942\">vacancy rate<\/strong> (empty units) is high, so rental prices continue to decline.<\/span><\/p><p class=\" translation-block\" data-start=\"1018\" data-end=\"1463\"><span style=\"font-size: 14pt\">Based on the company's latest data, the <strong data-start=\"1070\" data-end=\"1123\">number of apartments for sale in Metro Manila<\/strong> in 2024 will reach 67,600 units, the highest since the pandemic. <strong data-start=\"1199\" data-end=\"1214\">Quezon City<\/strong> has the highest supply with 18,500 units, followed by <strong data-start=\"1278\" data-end=\"1289\">Ortigas<\/strong> with 13,500 units. Major business districts such as <strong data-start=\"1357\" data-end=\"1367\">Makati<\/strong> and <strong data-start=\"1371\" data-end=\"1378\">BGC<\/strong> have less supply, with 3,400 units and 1,300 units, respectively.<\/span><\/p><p class=\" translation-block\" data-start=\"1465\" data-end=\"1733\"><span style=\"font-size: 14pt\">Leechiu said that the decline in house prices and the <strong data-start=\"1528\" data-end=\"1542\">oversupply<\/strong> (too many units) provide a good opportunity for those interested in <strong data-start=\"1627\" data-end=\"1647\">buying a house<\/strong>. \"For buyers, now is the right time to enter the market,\" Leechiu said.<\/span><\/p><p class=\" translation-block\" data-start=\"1735\" data-end=\"1929\"><span style=\"font-size: 14pt\">In addition, the <strong data-start=\"1751\" data-end=\"1788\">Bangko Sentral ng Pilipinas (BSP)<\/strong> lowered the <strong data-start=\"1803\" data-end=\"1820\">interest rate<\/strong> to 5.75% in December 2024, providing benefits to those planning to take out a loan to buy a house.<\/span><\/p><p class=\" translation-block\" data-start=\"1931\" data-end=\"2272\"><span style=\"font-size: 14pt\">While the opportunities are good for <strong data-start=\"1980\" data-end=\"1999\">homebuyers<\/strong>, the continued decline in rents could have an impact on <strong data-start=\"2067\" data-end=\"2089\">investment returns<\/strong>.
